Wildfire code roofing

Colorado now has a wildfire building code, and it reaches across the whole valley, not just the upper end. We read it against your address and handle the compliant roof start to finish.

Colorado adopted a statewide wildfire resiliency code for building in fire-prone areas, and jurisdictions across the valley are enforcing it. The rules are not the same everywhere, and getting them wrong means a failed inspection or a roof you pay for twice.

It is a valley-wide code, not an Aspen one

The upper valley has had fire-hardening rules for a while, but this is bigger than Aspen now. The state code reaches down valley too, and Garfield County adopted it for permits going forward. Pitkin, Garfield, and Eagle each enforce their own version, and any of them can go stricter than the state floor. Wherever your home sits, there is a rule that applies to it.

What it generally requires

The details depend on your jurisdiction and where your property falls on the wildfire risk map, but the direction is consistent. Fire-hardened building, Class A fire-rated roof assemblies, and attention to the vents, valleys, and edges where embers get in. Untreated wood shake is on its way out.

When it gets triggered

It does not hit every small repair. The code centers on new construction and significant work, and a common threshold is replacing about a quarter of a surface or a project past a set size. Which is exactly why you want it checked before you start: a job that looks like a simple repair can cross the line into a full compliant rebuild.

Where we come in

  • We read the requirement against your specific address and jurisdiction, before you spend a dollar
  • We specify a Class A assembly that satisfies the code and still looks the way you want
  • We document the code path so your building department approves the permit the first time
  • If a synthetic shake keeps the look you love, we show you the compliant options

Insurance pressure

Carriers are tightening on wood shake across fire country, and some homeowners learn about all of this from a non-renewal notice rather than a roofer. If that is you, talk to us early. The order you do things in matters, and getting ahead of it beats scrambling under a deadline.

This page is general information, not a code ruling. Requirements vary by jurisdiction and property, and we confirm the exact rule for your address as part of the estimate.
